01 · A serial international mover
I did not set out to build an international property advisory. I built one because I needed it myself and could never find it.
I grew up in Russia, studied in Malaysia, and worked across four language communities. Along the way I rented in cities I did not know, signed contracts in languages I half-understood, opened bank accounts that asked questions I had never thought to answer, and moved money across borders without anyone to tell me which step came next.
Each move taught me the same lesson. The hardest part is not the property. It is everything around the property. The visa that shapes what you can buy. The tax treaty that decides what you actually own. The broker who is paid to close, not to advise. The well-meaning friend whose advice was true five years ago in a different country.
I started writing it all down. The questions to ask. The traps to avoid. The order things have to happen in. And it became clear that there were thousands of people walking into the same first international purchase, alone, with the same gaps in information.
02 · Why I started PRIANA
Most property advice is paid for by the seller. The broker, the developer, the closing agent, they all profit when you sign. None of them are paid to tell you the deal is wrong for you.
PRIANA is paid by the buyer. Only by the buyer. That is the whole structural difference. A buyer pays for clarity, not for a transaction. If the right answer is to wait a year, I say so. If the right country is not the one you came in asking about, I say so. If the deal in front of you should not happen, that is what I will tell you, in your language, in writing, with the math behind it.
We are not the cheapest. We are the first honest voice in the room when you are about to spend half a million dollars in a country you have never owned property in.
